Wipe Out High-Interest Debt With a Consolidation Refinance

If a big chunk of your paycheque disappears into credit cards, a car loan, and a line of credit every month, you’re not alone, and you may be sitting on the solution. If you own your home and have built up equity, a debt-consolidation refinance can roll those high-interest balances into your mortgage and dramatically cut your total monthly payment.
How it works
A refinance replaces your current mortgage with a new, larger one, up to 80% of your home’s value. The extra funds pay off your high-interest debts. Instead of juggling a 20%-plus credit card, a car loan, and a line of credit, you’re left with one payment at a mortgage rate, which is a fraction of what those other debts charge.
Why the monthly difference is so dramatic
It comes down to the interest rate and the amortization. Credit card debt above 20% with aggressive minimum payments hammers your cash flow. Move that balance onto a mortgage in the low single digits, spread over a longer amortization, and the required monthly payment drops sharply. That freed-up cash flow is the whole point.
The trade-off, with eyes open
Stretching short-term debt over a long amortization can mean more interest over the full life of the loan if you only ever pay the minimum. The smart play is to take the monthly savings and either pay your mortgage down faster or rebuild an emergency fund, so you don’t end up back where you started. There may also be a penalty to break your current mortgage, so I always run the full math before recommending it.
Is it right for you?
Consolidation makes the most sense when you have enough equity, your high-interest debt is real and recurring, and you’re committed to not re-loading the cards afterward. When those three line up, the relief is immediate and significant.
Drowning in monthly payments?
Let’s add up what you’re paying across all your debts and see what one consolidated mortgage payment would look like. Most people are surprised by the monthly difference.
