Your First-Time Buyer Game Plan: From Today to Keys in 6 Steps

Buying your first home feels huge until you break it into steps. The buyers who get their keys without the stress aren’t smarter or richer than everyone else. They just follow a plan. Here’s the exact path I walk my first-time clients through, from the very first conversation to closing day.
Step 1: Get a real pre-approval, not an online guess
Before you look at a single listing, you need to know your true budget. A proper pre-approval looks at your income, debts, and credit, and tells you the maximum mortgage you qualify for under today’s stress test, where you have to qualify at your contract rate plus 2% or 5.25%, whichever is higher. It also locks a rate for up to 120 days, so a rate jump mid-search doesn’t blow up your plan.
Step 2: Nail down your down payment
In Canada the minimum is 5% on the first $500,000 and 10% on any portion above that. If you put down less than 20%, you’ll pay default insurance, which is completely normal and often the smart move for first-timers. Don’t forget to use the tools built for you. The FHSA and the Home Buyers’ Plan can both supercharge your savings, and they’re worth a post of their own.
Step 3: Budget for closing costs
Plan for roughly 1.5% to 4% of the purchase price on top of your down payment. That covers land transfer tax, legal fees, title insurance, and an appraisal. First-time buyers in Ontario get a land transfer tax rebate, plus a second rebate inside the City of Toronto, which takes a real bite out of that bill.
Step 4: Shop with your conditions in place
With a pre-approval in hand, you can make offers with financing and inspection conditions that actually protect you. In today’s calmer market, you have room to do this without losing the home.
Step 5: Firm up and get the mortgage funded
Once your offer is accepted, we finalize the mortgage, your lawyer handles the legal side, and your lender sends the funds to close. This is where having everything organized up front really pays off.
Step 6: Get the keys, and a plan for what’s next
Closing day is the finish line and the starting line. A good broker doesn’t disappear after funding. I keep an eye on your renewal and your options as your life changes.
None of this is complicated once someone shows you the map. That’s my whole job.
