The Mortgage Stress Test, Explained (and How to Pass It)

You found a great rate — so why is the bank qualifying you at a number two points higher? That’s the mortgage stress test, and understanding it is the difference between a smooth approval and a frustrating surprise.

What the stress test is

To get approved, you have to prove you could still afford your mortgage if rates rose. Lenders qualify you at the higher of your contract rate plus 2%, or 5.25% — even though you’ll pay your actual (lower) rate. It’s a cushion built to protect you from future rate hikes.

What it does to your budget

Because you’re qualified at a higher rate, the stress test shrinks the maximum mortgage you can carry. That’s why the price you’re “approved” for can feel lower than you expected. It’s not the bank being difficult — it’s the rule everyone has to follow.

Ways to pass it comfortably

A few levers help: paying down or paying off high-payment debts (car loans and credit cards hurt more than you’d think), adding a co-applicant with income, increasing your down payment, or choosing a slightly longer amortization to lower the qualifying payment. Sometimes the right lender changes the math entirely.

Not every lender tests the same way

Certain credit unions and alternative lenders aren’t bound by the same federal stress test, which can open doors when a bank says the number is too low. Knowing where to place your file is half the battle.
