How Lenders Actually Calculate Business-for-Self Income

Here’s the quiet tension every self-employed borrower lives with: the write-offs that cut your tax bill also cut the income a lender can see. The good news is that lenders have specific ways of adding some of that income back. Knowing how they calculate business-for-self income is how you get credit for what you actually earn.

The starting point: a two-year average

Most A lenders start with a two-year average of your reported income, whether that’s your personal Line 15000 or your corporate net income after tax. Averaging smooths out a strong year and a weak year, and it means one big year alone won’t carry a weak one. Consistency helps you.

Add-backs: getting paper expenses counted

Some of the expenses you deduct aren’t real cash outflows, and lenders will add a portion back to your income. Think of things like capital cost allowance (depreciation) or business-use-of-home. These are paper deductions, and a good broker knows which ones a given lender will add back to boost your qualifying income.

Gross-ups and the stated-income route

For certain programs, lenders will gross up a portion of your declared income to reflect the reality that self-employed people report conservatively. And when the tax returns simply don’t capture your true earnings, bank-statement programs qualify you on 12 months of real deposits instead.

The takeaway

Two business owners with identical bank balances can qualify for very different mortgages depending on how their income is structured and which lender reviews the file. That’s the whole value of getting a professional set of eyes on your numbers before you apply.
