GTA Fall Market Update: What the Latest Rate Hold Means for You

If you’ve been waiting for a signal before making your next move, the fall market just handed you a few. The Bank of Canada held its policy rate steady, GTA home prices are sitting a touch below where they were a year ago, and the number of buyers actually pulling the trigger is still on the quieter side. Here’s what that combination means in plain English, and what I’d do about it.

The Bank of Canada hit pause again

The overnight rate is holding at 2.25%, with the next scheduled decision on October 28. If you’re in a variable-rate mortgage, a hold means your rate isn’t moving right now. No fresh relief, but no new pain either. For fixed rates, the bigger driver is the bond market, which has stayed relatively calm, so fixed pricing has held in a fairly tight range heading into the fall.

The short version: rates have stopped climbing and settled into a holding pattern. That removes a lot of the guesswork that had buyers frozen for the last couple of years.

What the GTA numbers are telling us

Across the Greater Toronto Area, the average selling price has slipped just below the $1-million mark, to around $993,000, and sales are running a little softer than a year ago. In practice that means more listings sitting on the market, fewer bidding wars, and more room to negotiate than buyers have had in a long time.

That’s not a crash. It’s a market that has quietly shifted in the buyer’s favour while most people were waiting for a headline to tell them it’s safe.

If you’re thinking about buying

This is the kind of market where prepared buyers do very well. Less competition means you can take your time, include proper conditions, and actually negotiate on price. The move that matters most right now is getting a real pre-approval in place so you know your exact budget and have your rate protected. Most lenders will hold a rate for up to 120 days, giving you a window to shop with confidence.

If you’re renewing or refinancing

If your mortgage is up for renewal, don’t just sign the letter your bank sends. With rates stable, there’s real room to shop your renewal or switch lenders entirely, often without re-qualifying under the stress test. And if you’re carrying high-interest debt, a steady-rate environment is a sensible time to look at folding it into your mortgage and freeing up monthly cash flow.

My take

The fall market rewards people who have a plan and quietly punishes those who wait for a perfect moment that never arrives. Rates are steady, prices are reasonable, and there’s less competition than there’s been in years. If buying, renewing, or refinancing is anywhere on your radar for the next few months, now is the time to run your numbers, not after the spring rush brings everyone else back.

Thinking about a move this fall?

Whether you’re buying, renewing, or looking at a refinance, let’s run your numbers and build a plan around where rates and prices actually are right now, not where the headlines say they are.
