GTA Market Update: Summer Cools, Rates Hold, and Buyers Gain Ground

Heading into the fall, the Greater Toronto housing market looks very different from the frenzy of a couple of years ago. Rates have stopped rising, prices have eased, and buyers finally have some breathing room. Here’s a quick, plain-English read on where things stand and what it means for you.

Rates: steady, not scary

The Bank of Canada has held its policy rate at 2.25%. For anyone in a variable-rate mortgage, that means stability. For fixed rates, bond markets have been calm, so pricing has stayed in a fairly narrow band. The constant uptrend that scared buyers off for two years has flattened out, and predictability is exactly what a housing market needs to function.

Prices: back under a million

The GTA average selling price has settled just below $1,000,000, around $993,000. Sales are a little softer than last year, which tells you supply is healthy and buyers aren’t being forced to overbid. In a lot of neighbourhoods, that translates to conditional offers, realistic pricing, and actual room to negotiate.

What it means if you’re buying

This is a patient buyer’s market. You can take your time, do your due diligence, and put protective conditions in your offer. The one thing I’d do first is get a real pre-approval, so you know your budget and your rate is held while you shop.

What it means if you already own

If you’re coming up for renewal, stable rates mean it’s a great time to shop your options rather than auto-signing with your current lender. And if you’ve been carrying expensive debt, this is a sensible window to look at consolidating it into your mortgage.

The headlines love drama. The reality right now is calmer and, frankly, friendlier to regular buyers and owners than it’s been in a long time.
