Refinancing means replacing your current mortgage with a new one — often to access equity, lower your payment, or change your terms. Done at the right time, it’s a powerful move. Done for the wrong reason, it can cost you. Here’s how to tell the difference.

When it makes sense

Refinancing is often worth it when you can consolidate high-interest debt into your much-lower mortgage rate, fund a renovation that adds real value, free up monthly cash flow, or pull equity for an investment or a down payment on another property. If the new structure genuinely improves your financial position, it’s worth a serious look.

When it might not

If you’re mid-term, breaking your mortgage early can trigger a penalty — sometimes a large one on a fixed rate. The savings have to outweigh that cost. And refinancing just to keep spending, without a plan to pay it down, usually trades a short-term fix for a long-term problem.

The penalty question

Before anything, we figure out what breaking your current mortgage would actually cost. On a variable rate it’s usually three months’ interest; on a fixed rate it can be much more. Once we know that number, we can see clearly whether the refinance comes out ahead.

How much you can access

You can typically refinance up to 80% of your home’s value. The difference between that and what you owe is the equity you can put to work.
