Refi vs HELOC vs Second Mortgage: Which Debt Tool Actually Fits

When you need to access your home’s equity, whether to consolidate debt, renovate, or invest, you generally have three tools to choose from: a refinance, a home equity line of credit (HELOC), or a second mortgage. They’re not interchangeable, and picking the wrong one can cost you real money. Here’s how to tell them apart.

The refinance: lowest rate, best for big fixed needs

A refinance replaces your existing mortgage with a new, larger one, up to 80% of your home’s value. You get the lowest rate of the three because it’s a first mortgage. It’s the best choice when you need a lump sum for a clear purpose, like wiping out high-interest debt. The trade-off is you may face a penalty to break your current term.

The HELOC: flexible, best for ongoing access

A HELOC is a revolving line secured against your home, usually up to 65% of its value, that you can draw on and pay back as needed. Rates are higher than a first-mortgage refinance and typically variable, but the flexibility is unmatched. It shines when you want access to funds over time rather than one lump sum, like a staged renovation.

The second mortgage: fast, best when you can’t touch the first

A second mortgage sits behind your existing mortgage, so you keep your current first mortgage untouched and avoid its penalty. Rates are higher because the lender is in second position, but if you have a great rate on your first mortgage that you don’t want to break, a second can be the smartest way to access equity.

How to choose

It comes down to how much you need, whether it’s a lump sum or ongoing, and what penalty your current mortgage carries. Run all three side by side before deciding, because the lowest rate and the lowest total cost aren’t always the same option.
